This community was developed under John Landon’s leadership at a former company.
This 163-acre plot in Carrollton, Texas was largely considered unusable flood plain. Seeing opportunity in the Indian Creek property, Landon demonstrated the ability to overcome site challenges, engage governing partners and find a solution that created value for all parties.
This project involved the City of Carrollton, TXDOT, FEMA, LISD and Denton County Reclamation/Road District – and raised 130 acres almost eight feet. Flood plain acreage was reclaimed with two million yards of earth, to create 353 lots and increase land value from $5.7M to $143M at build-out.
Indian Creek was the location for the Home of Miracles, a cooperative venture with Dallas Mavericks and other sponsors that raffled this donated home to raise funds for Childrens Miracle Network and local Childrens hospitals.
